GUIDE TO TRUCKEE COMMUNITIES
You will discover breathtaking Tahoe Donner in the upper part of Truckee. Five miles from Donner Lake and only twenty miles from Lake Tahoe, Tahoe Donner has all of the amenities you can dream of right at your fingertips. Amenities consist of an 18-hole PGA rated golf course and driving range, a world class cross country ski center, a downhill ski center ( great for beginners and intermediates), a private beach and boat launch at Donner Lake, tennis courts, swimming pools, saunas, work-out room, an equestrian center, a private campground, a clubhouse, restaurant, and convenience store. The population is composed of approximately 75% second homeowners and 25% full-time residents. Roughly 55% of the second homes are owned from people from the bay area while 13% are from the Sacramento vicinity.
Lakeview Estates is the perfect neighborhood for those individuals who want to take advantage of everything the community has to offer without paying any homeowners dues or high resort area prices! Walking distance to Prosser Lake and only a couple miles north of Truckee, Lakeview Estates is a striking wooded area. Although there are no amenities offered, the nearby Prosser Reservoir offers everything from recreational boating to fishing, hiking and several bike trails. Historic Truckee and several ski resorts are moments off, while Reno is only 40 minutes away! The area is composed of roughly 30% second homeowners and 70% full-time residents.
Full of endless mountain biking and equestrian trails, the Prosser area is a stunning wooded area offering access to horseback riding, camping and fishing at Prosser Lake. Located only two miles north of Truckee, you can enjoy everything the area has to offer without any homeowners dues! Acreage home-sites along and adjacent to Prosser Dam Road are zoned for horses.
Only 6 miles east of Truckee and 25 miles from Reno, Glenshire has become quite the community! Composed of 80% full-time residents, this family-friendly area has a neighborhood elementary school and plans for a new middle school! Amenities include a swimming pool, clubhouse, tennis courts, convenience store, and daycare center. Preparations for a Health Club are also in the works. Glenshire also offers 1/4, 1/3 and 1 acre lots (zoned for horses). Another huge attraction to Glenshire is its reasonably low snow volume when compared to other north Lake Tahoe areas.
This prominent gated community has big appeal for equestrians and those who enjoy their privacy. Located on the bluffs near Glenshire, you can enjoy panorama views of the Boca Reservoir. Homeowner's Association dues at The Meadows are $700 per year, which are for road maintenance. The community is mainly composed of large estate homes with underground utilities.

Although both Sierra Meadows and Ponderosa Palisades share the same entrance and exit, they each offer different services. Sierra Meadows has a homeowners association that costs $175 annually while Ponderosa Palisades has more trees, no association and no amenities. Located only one mile from Truckee on Brockway Road (old Highway 267), Sierra Meadows population is mainly composed of full-time residents. Amenities include: heated pool, tennis courts, volleyball court, playground, clubhouse, and picnic area with barbeque.
One of Truckee’s most desirable neighborhoods, Ponderosa Palisades offers affordable prices and is still just one mile from historic Truckee. This family-friendly neighborhood has 400 homes, with lots from .25 to 1.7 acres. The Palisades neighborhood is composed of both primary and second homes. Then across Highway 267 is another neighborhood, Ponderosa Golf Course. There is also several condominium projects located in close proximity to Sierra Meadows and Ponderosa Palisades. Stonewood developed back in 1998 and 1999 offers 2 and 3 bedroom units. Jeffrey Pine Road townhouses which were developed back in 1982 offers 2 bedroom units. In addition there are several new developments offering 2 to 4 bedroom units. These include The Timbers, Riverview townhomes, Tahoe Mountain Meadows and the upscale Pinyon Creek townhomes.
Through Sierra Meadows and Ponderosa, there are two subdivisions called Ponderosa Ranchos and Martiswood Estates. Zoned for horses, the subdivision is roughly 60 percent built on already. Both of these areas are upscale neighborhoods with a mix of primary and second homes.
There is also one new subdivision called The Top at Hilltop located adjacent to Ponderosa Palisades which has conditional Department of Real Estate (DRE) approval. All sales are subject to final DRE approval. There are 7 new lots ranging in size from 1.36 acres to 5.25 acres a few of which are excellent panoramic view sites. Prices range from $425,000 to $575,000.

Coming soon near Lahontan will be 2 new subdivisions. One is Siller Ranch which will be developed by the Highland Group who also developed Lahontan. They are proposing 726 new residences with one residence per 3 acres and an average lot size of 1.88 acre. This is a low density development situated in 2177 acres and retains more than 80% of the land as open space. There will also be a new 18 hole championship golf course designed by Tom Fazio. Like Lahontan, the amenities will be spectacular including swimming pools, tennis courts, health spa, a community cultural park amphitheater, event lawns and a interpretive nature center. The other new subdivision will be called Timilick will be started this year in 2006 and is proposed for 218 single family homes and 188 duplex townhomes. There will be an 7000 yard 18 hole championship golf course designed by Johnny Miller and an elaborate 25,000 sq. ft. club house offering fine dining, swimming pool, spa & fitness facilities, tennis courts, men’s & women’s locker rooms and meeting rooms. There will be several golf memberships (golf, junior, sports & social) starting in the mid $70,000’s. Other amenities will include a fly casting pond and hiking trails for access to wilderness areas. Estate lots for custom homes are expected to run in the high $300,000’s and other lots will be offered in the mid $200,000’s. The townhomes will range in size from 1900 to 2600 sq. ft. and start in the high $900,000’s
This four-season resort community has all of the amenities you need and more. Mainly an area of second homeowners, Northstar-at-Tahoe is just minutes from Lake Tahoe as well as Truckee. Northstar was first developed back in the early 1970’s, but has since seen recent new development in a big way. Currently, a new village is under construction, where tasteful condominiums, an ice rink, restaurants and retail shops are being built. The ski area will see expansion with new lifts and runs. In addition it was recently announced that a new Ritz Carlton hotel will be built right on the mountain and a new development called The Highlands will also be built right on the mountain.
